The Bexar Appraisal District (BCAD) appraises all property in the county annually. In 2024, over 185,000 property tax protests were filed - 24% of all parcels - and an extraordinary 99% of those protests resulted in a reduced value. That's the highest informal success rate of any major Texas county. At the ARB level, 92% of protests still result in reductions.
San Antonio's housing market saw values decline 3.9% year-over-year in recent data, but BCAD assessed values may not fully reflect that correction. The county's diverse neighborhoods - from the historic districts near downtown and the Alamo to the established communities of Alamo Heights and Terrell Hills to the growing suburbs of Schertz and Converse - all face the same appraisal process.
