Bexar County Property Tax Rate: 2025 Rates by Taxing Entity

Bexar County homeowners have seen their median tax bill drop roughly 20% since 2022 -- falling from $8,206 to approximately $6,576 -- thanks to the state's expanded homestead exemption and the City of San Antonio doubling its local exemption to 20%. The combined rate for a typical San Antonio homeowner remains approximately 2.27% of taxable value, or $2.27 per $100, spread across Bexar County, the City of San Antonio, North East ISD, University Health System, Alamo Community College, and the San Antonio River Authority.

Bexar County Property Tax Rates by Taxing Entity (Tax Year 2025)

Your Bexar County property tax bill is the sum of taxes levied by every taxing entity that covers your property. Here are the current adopted rates for the major entities serving a typical San Antonio homeowner in North East ISD:

Taxing Entity Rate per $100 Est. Tax on $290,000 Home Share of Bill
North East ISD $0.9822 $2,848 43%
City of San Antonio $0.5416 $1,571 24%
Bexar County $0.3000 $870 13%
University Health System $0.2762 $801 12%
Alamo Community College $0.1492 $433 7%
SA River Authority $0.0183 $53 1%
Total (Typical) ~$2.27 ~$6,576 100%

Important: Your exact rate depends on where you live in Bexar County. The school district serving your property has the greatest impact on your total rate. Properties in Emergency Services Districts (ESDs) pay additional taxes not reflected in the table above. Bexar County ESDs can add $0.08 to $0.10 per $100 on top of these base rates.

School District Rates Across Bexar County

School districts make up the largest share of every Bexar County homeowner's property tax bill. Rates vary significantly depending on which ISD serves your property:

School District 2025 Rate Change from 2024
North East ISD $0.9822 Decreased from $1.0007
Northside ISD Flat Unchanged (MCR $0.6322)
Judson ISD $1.0796 Unchanged (VATRE failed)
South San Antonio ISD $1.1959 Unchanged

North East ISD lowered its rate by nearly 2 cents for tax year 2025, splitting into $0.6882 for Maintenance & Operations and $0.30 for debt service. Voters also approved a $495 million bond package in November 2025, though the district has stated this will not increase the tax rate. A separate stadium proposition on the same ballot was rejected.

Judson ISD asked voters to approve a Voter-Approval Tax Rate Election (VATRE) that would have added 4.5 cents to the tax rate. The measure failed decisively, with roughly 60% voting against it. The district's rate remains at $1.0796.

South San Antonio ISD carries the highest combined rate among major Bexar County school districts at $1.1959, split between $0.6969 for M&O and $0.499 for debt service.

How Bexar County Compares to Other Texas Metros

Bexar County's total tax rate is on the higher end among Texas's largest counties, though the lower median home values keep the dollar amount of bills more moderate:

County/City Approximate Total Rate Effective Rate
Bexar County (San Antonio) ~2.27% 2.07%
Travis County (Austin) ~2.07% 2.07%
Tarrant County (Fort Worth) ~2.00% 1.86%
Harris County (Houston) ~1.77% 1.74%
Dallas County (Dallas) ~1.74% 1.74%

While Bexar County's nominal tax rate is higher than Harris or Dallas County, San Antonio's lower home values mean the actual dollar amount most homeowners pay is significantly less. The median sale price in Bexar County is approximately $290,000, compared to $515,000 in Travis County. This means a San Antonio homeowner typically pays thousands less per year in total property taxes than an Austin homeowner despite the higher rate.

How Bexar County Property Tax Bills Have Changed

Bexar County homeowners have seen meaningful relief in recent years, primarily driven by increased exemptions rather than rate cuts:

Year Median Tax Bill Median Home Value
2022 $8,206 -
2023 $6,600 $341,000
2025 (est.) ~$6,576 $290,000

The roughly 20% drop from 2022 to 2023 was driven by two factors: the state's increase of the homestead exemption from $40,000 to $100,000, and the City of San Antonio doubling its local homestead exemption to 20% of appraised value.

On the rate side, Bexar County has not raised its tax rate since 2021, holding steady at $0.299999 per $100. The City of San Antonio's rate of $0.54159 is also unchanged from 2024.

How Your Bexar County Property Tax Bill Is Calculated

To estimate your bill, subtract your exemptions from your appraised value, then multiply by each entity's tax rate. Here's how that calculation looks for a San Antonio homeowner with a $290,000 home and the standard homestead exemption in North East ISD:

Component Amount
Appraised value $290,000
Less: School homestead exemption -$140,000
Taxable value (school) $150,000
NEISD tax ($150,000 x 0.9822%) $1,473
City of San Antonio ($290,000 x 0.54159%) $1,571
Bexar County ($290,000 x 0.3000%) $870
University Health ($290,000 x 0.2762%) $801
Alamo Colleges ($290,000 x 0.1492%) $433
SA River Authority ($290,000 x 0.0183%) $53
Total estimated bill $5,201

A few things to remember: The $140,000 school exemption only reduces the ISD portion. The City of San Antonio's 20% homestead exemption and Bexar County's own exemptions provide separate reductions on their portions of your bill. Your total depends on your ISD, whether you're in an ESD, and which exemptions you've filed. Learn more about available homestead and other exemptions.

Why Your Bexar County Property Tax Bill May Be Higher Than Expected

Even when tax rates hold flat or decrease, your bill can increase for several reasons:

Rising Appraised Values

The Bexar Appraisal District (BCAD) revalues all properties annually. While residential values increased just over 2% for tax year 2025, commercial property values rose by 7.68%. If your home's appraised value increased, your bill will reflect that growth regardless of rate changes.

Voter-Approved Bonds

Bond elections authorize additional debt repaid through the Interest & Sinking portion of tax rates. North East ISD voters approved a $495 million bond package in November 2025. While the district stated this will not increase the current tax rate, future debt obligations can put upward pressure on rates over time.

Emergency Services Districts

If your property falls within a Bexar County Emergency Services District, you pay additional taxes that are not included in the base rate table above. ESD No. 2 levies $0.086754 per $100 and ESD No. 8 levies $0.09923 per $100, each on top of the standard entity rates. Some ESDs also collect a 1.5% local sales tax.

A Note on VIA Transit

Unlike other major Texas metros where the transit authority levies a property tax, VIA Metropolitan Transit in San Antonio is funded entirely by a 0.75% sales tax. VIA does not appear on your property tax bill.

How to Lower Your Bexar County Property Taxes

San Antonio homeowners already benefited from the 20% bill drop since 2022, but there is still room to save through exemptions and protesting your appraisal.

1. File for Homestead Exemption

If you haven't filed for your homestead exemption, that should be your first step. The $140,000 school district exemption saves a typical Bexar County homeowner roughly $1,375 per year in school taxes. The deadline is April 30, and you can file up to two years late to claim missed years.

2. Protest Your BCAD Appraised Value

The Bexar Appraisal District reports that the majority of homeowners who protest receive a reduction. Even with residential values increasing just over 2% for 2025, that growth still translates to higher bills on a $290,000 home. Protesting your Bexar County property tax appraisal gives you the chance to present comparable sales or condition evidence that BCAD's mass appraisal missed. Review your Notice of Appraised Value when it arrives in April or May and file before the deadline.
