Brazoria Central Appraisal District (Brazoria CAD) Guide

On January 1, 2026, the Brazoria County Appraisal District became the Brazoria Central Appraisal District (Brazoria CAD). Only the name changed. It's the same agency in the same Angleton office, and it still sets the value of every home, lot, and business property in Pearland, Alvin, Lake Jackson, Angleton, and the rest of Brazoria County.

Older notices, forms, and websites still use the old name. Anything addressed to either one reaches the same district.

Searching Brazoria CAD Property Records

The Brazoria CAD property search works by owner name, street address, or property ID. Each record shows the current and prior-year value, the exemptions on file, and the land and improvement details. For a bird's-eye view, the interactive map lets you click through parcels and compare your lot with your neighbors'.

When you pull up your own record, look for two things: a homestead exemption from both your school district and Brazoria County, and building details (square footage, bathrooms, pool) that match your home.

If your value looks high next to similar homes on your street, it may be worth a protest:

Why Your Homestead Exemption Is Worth More in Brazoria County

Many Texas homeowners only see the state's $140,000 school exemption. In Brazoria County, the county itself adds a 20% homestead exemption and a $100,000 exemption for homeowners 65 or older or disabled. Several cities and school districts stack their own exemptions on top.

Taxing unit Homestead Over-65 Disabled
Brazoria County 20% (min. $5,000) $100,000 $100,000
Brazoria County Road and Bridge 20% (min. $5,000) + $3,000 $100,000 $100,000
Alvin ISD $140,000 $70,000 $60,000
Angleton ISD $140,000 $85,000 $60,000
Brazosport ISD 10% (min. $5,000) + $140,000 $70,000 $60,000
Columbia-Brazoria ISD 10% (min. $5,000) + $140,000 $65,000 $60,000
Pearland ISD $140,000 $63,800 $60,000
Sweeny ISD 20% (min. $5,000) + $140,000 $66,670 $60,000

City of Lake Jackson None $75,000 $75,000
City of Manvel 10% (min. $5,000) $90,000 $90,000
City of Pearland 2.5% (min. $5,000) $40,000 $40,000

Over-65 and disabled amounts are in addition to the homestead exemption, and school districts also freeze school taxes for those homeowners. Colleges, drainage districts, MUDs, and other cities have their own amounts.

On a $350,000 home, the county's 20% exemption alone takes $70,000 off the county's taxable value, which is roughly $210 a year at the county's 2026 rate. A Brazosport ISD or Sweeny ISD homeowner also gets a local percentage on top of the school district's $140,000.

How to file: submit Form 50-114 by April 30, either through Brazoria CAD's online homestead filing or on paper. Disabled veterans use Form 50-135. Both forms are on the Brazoria CAD forms page. For the rules that apply statewide, see our guide to Texas property tax exemptions.

eProtest: Brazoria CAD's Online Protest and Informal Meeting

Brazoria CAD handles most protests online through eProtest. Filing there does double duty: it files your protest and serves as your informal meeting with the district. You can upload evidence and receive a settlement offer electronically.

What to expect:

  • In-person options are limited. You can drop off Form 50-132 at the Angleton office, but that doesn't guarantee a same-day meeting with an appraiser.
  • The queue is long. Brazoria CAD receives 50,000 to 65,000 protests a year, so a response can take a few months.
  • Bring proof of condition. The district says it can't lower your value for condition problems such as foundation or roof damage unless you show evidence, and that evidence has to be resubmitted each year.
  • The ARB hearing is not optional. If you don't settle online and don't attend your Appraisal Review Board hearing, your protest closes at the value on your notice.

What Brazoria CAD Doesn't Do

Brazoria CAD doesn't set tax rates or mail tax bills. Each taxing unit adopts its own rate in the fall, and the Brazoria County Tax Assessor-Collector sends the bills. For the 2026 tax year, Brazoria County adopted a combined rate of $0.302531 per $100, including its Road and Bridge Fund, slightly below 2025's $0.304758. The Brazoria County property tax rate breakdown covers school district and city rates.
