Ellis County Appraisal District Guide

Ellis County's appraisal district goes by a few names: the Ellis Appraisal District is official, but most homeowners still search for the Ellis County Appraisal District or Ellis CAD. Whatever you call it, it sets the value of every home and business in Waxahachie, Midlothian, Ennis, Red Oak, Ferris, and the rest of the county.

Searching Ellis County Property Records

The district's property search takes an owner name, street address, or property ID. A property record shows the current and prior-year value, the exemptions on file, and the land and improvement details.

Many Ellis County neighborhoods mix new construction with older homes. When you review your record, compare your value with homes of similar age and size, not just the newest ones on your street. Then confirm your homestead exemption is listed.

To claim them, file Form 50-114 (Residence Homestead Exemption Application) with the appraisal district by April 30, by mail or in person in Waxahachie. Late applications are accepted for up to two years after the taxes become delinquent. Our guide to Texas property tax exemptions covers who qualifies.

Protesting an Ellis County Appraisal

You have until May 15, or 30 days after your notice is mailed if that's later, to file. The district accepts protests through its online portal, by mail, or in person at the Ferris Avenue office.

Most protests begin with an informal review with a district appraiser. If that doesn't resolve it, you get a hearing before the Appraisal Review Board, an independent panel of county residents. For either one, bring recent sales of comparable homes and unequal appraisal comparisons, plus photos and repair estimates if your home has problems a drive-by appraisal would miss.

The Ellis County protest deadlines guide covers each step and date in detail.
