Williamson Central Appraisal District (WCAD) Guide

The Williamson Central Appraisal District (WCAD), often searched as the Williamson County Appraisal District, values every property in Round Rock, Georgetown, Cedar Park, Leander, Hutto, Taylor, Liberty Hill, and the rest of Williamson County. Two things about WCAD's protest process are worth knowing up front: your informal review and your Appraisal Review Board hearing happen on the same day, and you may get a settlement offer online as soon as you file.

WCAD Property Search and QuickRefID

WCAD property search finds properties by owner name, address, or account. Each property has a QuickRefID, a six-digit number with an R, M, P, or N prefix (R for most homes). That's the number to use on a protest or exemption form.

From a property's record you can also:

  • View a copy of your Notice of Appraised Value
  • Start an online protest (the protest icon)
  • File a homestead exemption (the HS Exemption link)
  • See parcel lines on the WCAD parcel map

Most protests that reached a decision ended with a lower value, but the typical cut was modest.

How WCAD's Online Protest Works

You can protest by May 15, or 30 days after your notice was mailed if that's later. To file online:

  1. Create an account on WCAD Online Appeals.
  2. Register your property with the Online Protest Passcode from this year's notice. Notices eligible for online filing carry a watermark saying so.
  3. File the protest and stay on the page until the confirmation appears. Repeat for each property.
  4. Check for an offer. WCAD may post an appraisal review with a settlement offer on your home page right away, and emails you from DoNotReply@wcadonline.org when one is available. If you bought the home within the last year, you may get extra prompts to help generate an offer.
  5. Accept or move on. Accepting finalizes your value for the year. If you decline, or let the offer expire, that review closes and a new protest opens for an ARB hearing. You'll recognize it by its "FW-" case number, and you can upload evidence to it with Manage Documents.

The online site shuts down at 11:59 p.m. on the deadline. Paper protests must be postmarked by the deadline; dropping an envelope in a collection box doesn't guarantee that day's postmark.

One more rule: WCAD staff and the ARB can only discuss the reasons you checked on your protest form, so mark both market value and unequal appraisal if either might apply.

Hearing Day at WCAD

If you don't settle online, the ARB schedules your hearing between April and July, Monday through Thursday. Hearings aren't scheduled in filing order, so the wait can be longer than you expect. Your hearing notice arrives at least 15 days ahead.

  • Both steps, same day. You meet informally with WCAD staff first. If you don't agree, you go before the ARB that day.
  • 15 minutes each, one person per side.
  • Evidence format matters. Bring paper copies or a USB drive or CD. Evidence shown only on a laptop, phone, or tablet isn't admissible, and physical evidence stays with the ARB.
  • Ask for WCAD's evidence early. You're entitled to the district's evidence if you request it at least 14 days before the hearing, through the E-Services form on wcad.org, by mail, or in person.
  • Don't miss it. If you don't show up, you may lose the right to an ARB hearing.

WCAD also notes that if you protest your market value, your taxable value only changes if the new market value falls below your capped (assessed) value.

For timing details, see our Williamson County protest deadline guide and Williamson County property tax protest guide.

Williamson County Exemptions

File for exemptions through the HS Exemption link on your WCAD property record. There's no fee, you don't reapply each year, and you'll need a Texas driver's license or ID showing the property's address. (WCAD's upload tool wants lower-case file extensions, such as driverlicense.jpg.) Over-65 applicants can apply any time during the year they turn 65, and you can't receive both the over-65 and disabled exemptions.
